TERMS AND CONDITIONS
BOOKING AND PAYMENT
Guests may book by telephoning 0044 (0) 1223 709 409 where the booking will be processed and a confirmation will be sent by email or post. Please note 1 penny will be taken from a credit or debit card even if payment is to be made by cash, cheque or bank transfer. For bookings made more than 30 days prior to arrival: A deposit of 50% of the total cost of the booking will be required to be paid at the time of booking.
For multiple month bookings please contact us for special arrangements. For bookings made 30 days or less prior to arrival: the total cost will be charged in full at the time of placing the booking.
We reserve the right to ask for a deposit prior to, or on check-in at our sole discretion. Failure to pay this could result in your stay and all funds paid being forfeited at our sole discretion. This deposit is fully refundable within 14 days of the end of your stay, providing there is no damage to the apartment & all relevant details for the refund have been supplied.
CHECK-IN AND CHECK-OUT
Check-in time is after 3.30 pm on the date of arrival. Check out is by 10.30 am on the date of departure. Late check-outs will be automatically charged for an additional night unless pre-arranged in writing. Guests must inform Signet well in advance of their arrival time so that a representative can be allocated to meet them at the property and hand over the keys. Failure to do this may result in a delay in checking in to your accommodation. Further credit card and passport details may also be required.
The person placing the booking will be responsible for the acts of all guests (whether permitted or not) at the apartment during your stay.
You will be supplied with one set of keys (and fobs) upon arrival. On the date of departure keys (and fob) must be returned to Signet apartments. Any keys (or fob) not returned on the date of departure will be charged to you at a cost of minimum £200 to cover replacement keys, remote control fobs and lock changes.
All apartments will be freshly cleaned for your arrival with fresh bed linen and towels supplied. For stays of 7 days or more these will be changed and the apartment will be cleaned on a weekly basis.
FAIR USAGE POLICY
All apartments broadband is limited by a fair usage policy. This is set & regulated by our broadband providers. This is an average of 0.3GB downloaded per day. This is sufficient for normal internet activities e.g. emails and general web page surfing. This will be exceeded if there is significant streaming, e.g. online gaming, video streaming & music downloads. If this amount is exceeded then there will be an additional charge of £5 per 5GB (charged in units of 5GB) Please note as this payment can take up to 3 months to show on our broadband bill, we may debit this cost from you up to 4 months after the end of your stay.
Please also note as a responsible provider, any illegal internet activity e.g. illegal file-sharing or downloads will result in the internet being stopped for the duration of your stay & any deposit paid being forfeited.
All apartments can receive incoming calls for free. If required we can activate phones to make outgoing calls. These will be charged at the usual rate, set by our telephone providers, at NO profit to us. If used, then you will be charged this cost. Please note as this payment can take up to 3 months to show on our broadband bill, we may debit this cost from you up to 4 months after the end of your stay.
The apartments and all common areas of each building are non-smoking and smoking is not permitted anywhere in the apartment at any location by law. Insofar as it becomes apparent that in the apartment (or common area) has been smoked in, we will charge you an automatic fee £400 and you will be required to vacate the property immediately and forfeit any payments made, or due to Signet apartments.
No pets are permitted in any apartment at any location. Guide dogs are permitted upon giving prior notice to Signet Apartments.
Please be aware that we require the names of all occupants due to stay in the chosen apartment. If there are additional persons found to be staying at the apartment without our prior agreement, then all guests will be asked to leave immediately with no refund due.
The apartments are located within or near residential areas in each location. You are asked to respect other guests in the building you are occupying and in the near general location of the building by not creating or allowing excessive noise or unruly behaviour. Parties are strictly forbidden in any apartment or common area at any time – breach of this condition will require you to leave the apartment immediately without any refund.
You are responsible for the apartment during your stay – common sense should be applied at all times. The apartment is expected to be kept reasonably clean and tidy with security being considered at all times. Doors should be locked and windows closed when leaving the apartment unattended or when checking out.
Any loss or damage caused to an apartment (or its contents) which has not been locked upon you leaving it will be charged back to you. Signet Apartments reserve the right to charge you an additional fee of £100 for additional cleaning costs should the apartment not be returned in an acceptable condition.
If the apartment is found to be in an unacceptable condition during your stay, then you will be charged an additional cost starting at £45 upwards (depending on property size & extent of the mess) cleaning cost for each additional clean required.
It is your responsibility to ensure that all items in the apartment are not damaged and are in good working order at all times. You must report to Signet Apartments any broken or damaged items as soon as possible after gaining entry to the relevant apartment.
Any items removed from or damaged in any apartment will be charged for and you will be responsible for paying the actual replacement cost advised by Signet Apartments. Costs will be debited from the payment details supplied when booking / checking in.
Any damage to any part of the apartment or any of the fixtures and fittings will be charged to you at the relevant rate including any business interruption losses. Costs will be debited from the payment details supplied when booking / checking in.
No booking creates any lease or tenancy and the stay, by way of licence, will only be for the period and upon the terms detailed in the booking confirmation.
Parking may be provided at the building in which your apartment is situated upon prior agreement with Signet Apartments. Vehicles and their contents are left entirely at the owner’s own risk. Signet Apartments accepts no responsibility for any loss or damage incurred during a stay at any of our buildings.
Personal effects and belongings are left in the apartment at an owner’s own risk. It is not advised to leave valuable items unattended. Signet Apartments will take no responsibility for any loss incurred.
If Signet has reason to believe there are any illegal activities happening within the apartment, then all guests will be asked to leave immediately, with no refund due. The relevant authorities will also be alerted, & your details may be passed on if resigned.
Signet Apartments will not be held responsible for any death or personal injury incurred during any stay at any apartment save insofar as the same arose through any act or omission of Signet Apartments. Signet Apartments reserves the right to enter apartments for maintenance issues and viewing of apartments by staff accompanied potential guests during a stay. The appropriate notice will be given and disruption will be kept to a minimum.
All personal data is collected and stored in accordance with the Data Protection Act 1998.
If any of these Terms and Conditions are breached by you or any other guests (whether permitted or not) you may be asked to leave immediately and forfeit any payment made or due.
CORONAVIRUS/COVID-19 GUIDANCE & INFORMATION
Due to the Coronavirus threat and in an effort to help control its spread and to protect our guests, Signet Apartments reserve the right to cancel bookings made on behalf of guests who have travelled from the following areas below within14 days prior to their arrival to Cambridge even if no symptoms are present. We ask that guests who have travelled through these areas 14 days prior to their arrival to Cambridge do not attempt to place a booking with Signet Apartments. Please note that on arrival we are currently asking all guests to see their passports and its stamps representing your inward journey to the UK to ensure we remain as compliant as possible. These areas include:
- Hubei province in China including Wuhan.
- The following towns in northern Italy, Lombardy District: Codogno, Castiglione d’Adda, Casalpusterlengo, Fombio, Maleo, Somalia, Bertonico, Terranova dei Passerini, Castelgerundo, San Fiorano, and in Veneto: Vo’ Euganeo
- South Korea towns of Daegu and Cheongdo
- Areas inside mainland China or South Korea, Hong Kong, Japan, Macau, Malaysia, Singapore, Taiwan or Thailand.
- Other parts of northern Italy (anywhere north of Pisa, Florence and Rimini), Cambodia, Laos, Myanmar or Vietnam.
Guests who experience a cough, high temperature or shortness of breath (even if your symptoms are mild) and have travelled from the above-mentioned areas in the last 14 days and are inhouse already will be asked to self isolate. After which the relevant deep clean will be applied as recommended by the WHO.
If guests have travelled from the any of the previously mentioned areas in the last 14 days and experience a cough, high temperature or shortness of breath (even if your symptoms are mild) prior to their arrival we ask that we are immediately informed and that they cancel their stay with a full refund available. Failure to do this may result in the cancellation of the stay with no refund available.

Any cancellation must be received by Signet Apartments in writing by fax, email or post. It is your responsibility to ensure cancellation has been received and acknowledged. When notification of cancellation is received more than 30 days prior to the first date cancelled, all payments received from the guest are refunded, minus £100. When a notification is received 30 – 20 days prior to the first date cancelled, 50% of the full cost of the stay is refunded, minus £200. When a notification is received 20 days or less prior to the first date cancelled, no funds will be refunded. If a booking is cancelled during the term of the stay and payment is yet to be received, a fee of £200 will be applied. This will be taken from the card supplied on check-in, or over the phone.
We strongly recommend that all clients obtain appropriate travel and personal insurance cover to cover these charges in the event of a cancellation.
Confirming receipt of your Booking Confirmation email acknowledges your acceptance of these terms and conditions. Payment of the Full or Initial charge also indicates acceptance of these terms and conditions.
